Eyes 4 Rent is a local property business in Southampton.  We are a private company that purchases, sells and manages properties.

 

We focus mainly on providing quality accommodation for young professionals. Collaborating with many of the Hampshire businesses as well as the NHS we are able to offer great housing opportunities for their staff. By having many all-inclusive rooms available, we are able to offer long-term employees as well as temporary staff great accommodation with flexible contract lengths.

 

Working with us: 

There are three main ways that you can work with us:

  1. Commercial Lease Agreement – a standard lease that makes us your main tenant and gives us the ability to put our clients into the house.
  2. Management Agreement – a contract which makes us the manager of your property.
  3. Rent to Buy Agreement – is similar to the commercial lease agreement in that we would rent the property from you for a set period, but we would also have the right to purchase the property at any time during the rental period for a price set by you.

  • No void periods for up to five years
  • You can get paid for full occupancy and not worry about non-paying tenants
  • You can sit back, relax and not have to look for new tenants or contact estate agents
  • You can give up the day-to-day landlord responsibilities, such as leaking taps and clogged toilets
  • We can take care of the painting, decorating, furnishings, etc.
  • We can pay all of the utilities, council tax, boiler insurance, etc.
  • You can move out of the student market and into the professional market

 

 

Your house in good hands

As we start working with you, we take over the house and care for it as if it were our own. We normally take over the day-to-day maintenance and we hire professional service to clean communal areas twice per month along with gardeners, if necessary.

Having our own cleaners allows us to control every aspect of the property and react promptly should any issues occur before they become a problem. In that matter we don’t rely only on tenants but have our own “eyes and ears” in the house.

We use local tradesmen for all works that need doing and ensure we use only those registered with trades unions and regulators to guarantee quality.

We do not rent to under-graduate students and rarely work with graduate students.  We need to keep your property in the top condition in order to keep our professional tenants happy and keep the local businesses sending us their employees.  This means your property is generally kept in better condition than when we received it, especially if it was previously used for students!

 

 

How we get paid

We are not a typical management company or an estate agent so we do not charge you any fees.  In fact, we pay you!  You get a fixed monthly rent for the lease of your property.  This amount is guaranteed whether we have full occupancy or not – so you don’t have to worry about voids.  We make our profits from our clients and the tenants.  By providing them with quality housing at flexible lengths along with professional services during their stay they are willing to pay a premium, which covers our costs and provides us with a profit.  This way you get the monthly amount you want and we take anything above that amount after bills.

 

Eyes 4 Rent is a trading style of Eyes 4 Deals Ltd and we are member or the Property Redress Scheme (membership number PRS019484) who are able to handle any major complaints and issue fines any penalties to us, effectively they are our regulator. We also have professional indemnity and liability insurance and are registered with the Information Commisioner’s Office (ZA562641).
